Carroll Gardens

Carroll Gardens is known for its leafy, brownstone blocks with deep front gardens, Italian bakeries, and top-rated restaurants and bars. A small but highly desirable neighborhood, the fringes of Carroll Gardens closer to the BQE and neighboring Columbia Street Waterfront, Red Hook, and Gowanus saw a surge in demand in 2021.

The number of sold townhouses more than doubled from 2020 (120%), but the median price did not budge. The increase in houses sold outside the “prime” part of the neighborhood contributed to stagnant prices relative to other neighborhoods we cover, as did the number of homes sold inside the prime area that needed extensive renovations.
